One calculator for each funding line. Invoice finance shows what an invoice could release and what it costs; bridging finance shows loan-to-value, the full cost and what you repay at exit. Both are illustrative, not quotes.

Read the result correctly
Availability, timing and fees are separate assumptions.
-
Advance rate
Applied only to eligible invoices after exclusions and reserves.
-
Fee assumption
A simplified percentage, not a complete statement of service and discount charges.
-
Collection timing
Actual cost changes with the amount drawn and how long it remains outstanding.
£45,000 of a £50,000 invoice in hand 28 days sooner, and drawn for that long.
Not an assessment. The calculator is educational. It does not assess debtor eligibility, concentration, disputes, reserves, minimum fees or the facility’s legal and operational terms.

Illustrative only, before fees. It assumes every invoice is funded and paid in full; in practice an advance applies to approved invoices after exclusions, concentration limits and reserves, and availability, rates and fees follow underwriting.
Worked example
The calculator’s default, step by step.
The figures the calculator shows when it opens: a £50,000 invoice on 30-day terms at a 90% advance.
Change the invoice, terms and advance above to see your own figures.
| Invoice value, on 30-day terms | £50,000 |
|---|---|
| Advanced within 24–48 hours (90%) | £45,000 |
| Discount charge, about 2% per 30 days, for 30 days | £1,000 |
| Paid to you when your customer pays | £4,000 |
| Total cost of funding this invoice | £1,000 (2% of the invoice) |
| If your customer pays 30 days late | +£1,000 in charges |
Illustrative: up to 90% advanced and a discount charge of about 2% of the invoice per 30 days. Rates, advances and any service fee vary by business, sector and customers, and are confirmed in writing before you commit.
Structure the deal
Test the loan against the exit.
Step 1 is the loan-to-value check above: a £325,000 loan against a £500,000 property. Change the figures
Exit timeline
Plan the exit before the term runs.
Set your own timings: how long until completion, the loan term, and when the sale or refinance should complete. The timeline also tests the exit three months late, as our guides recommend. Example rate: 1% a month.
- Completionin about 4 weeks
- Exitmonth 9
- Exit, 3 months latemonth 12
- Term endsmonth 12
Completion in about 4 weeks; a 12-month term then runs to month 12. Your exit in month 9 lands inside the term, with room for a three-month delay. At the example rate of 1% a month, each month of delay adds about 1% of the gross loan in interest, before any extension fees.

How accurate is the calculator?
It shows the mechanics at illustrative rates. Your rate and advance are confirmed after review.
Is the fee the only cost?
The discount charge is the main cost here. Some facilities add a service fee, quoted before you commit.
What advance will I get?
Up to 90% of eligible invoices, depending on your customers and sector.
What does the loan-to-value check show?
How much of the property’s estimated value the loan represents, and the equity left. Lenders also look at the valuation, title, location and the exit.
Are the bridging rates Cashbook’s pricing?
No. The interest rate and fees are example assumptions you can change. Actual terms follow valuation, legal work and underwriting.
Does using the calculator affect my credit?
No. Nothing is submitted, and checking eligibility involves no credit search.
